FURNACE ANNUAL MAINTENANCE

“We live in Winnipeg. Is it really necessary to have my furnace tuned up every year?”

All furnace manufacturers recommend annual service and go further to say that “equipment damage due to improper maintenance is not covered under warranty”. Most contractors will side with a homeowner to get parts warranty from the manufacturer even though the furnace may have been neglected. At some point this can prove to be awkward for contractors that have a poor track record with their local parts suppliers or manufacturers.

At Tradesman, we would like you to think of it as going to the dentist every six months or a year for a cleaning and check-up; probably not always necessary, but definitely recommended.

While older furnaces need to be checked regularly for heat exchanger integrity, newer high efficient furnaces have more components that require adjustment and testing for wear that could lead to premature system failure. Annual service can and will prevent costly and untimely repairs.

TASK DESCRIPTION

BASIC (FURNACE CHECK)

  1. Check / clean air filter

  2. Check and cycle thermostat     

  3. Confirm proper start-up / ignition sequence

  4. Inspect Capacitors and boosters 

  5. Verify safe pilot and burner operation

  6. Carbon monoxide test    

  7. Check heat exchanger for integrity ( visual )           

  8. Confirm proper heat rise        

  9. Check chimney/venting for integrity and proper operation   

  10. Check blower fan integrity

  11. Test fan belt tension / Clear condensate trap

COMFORT PLAN

  1. Check / clean air filter 

  2. Replace /Air Clean Filter (Regular 16 x 25 x1) 

  3.  Check and cycle thermostat    

  4. Replace thermostat batteries        

  5. Confirm proper start-up / ignition sequence

  6. Verify safe pilot and burner operation   

  7. Optimize burner flame    

  8. Carbon monoxide test    

  9. Check heat exchanger for integrity ( visual )   

  10. Confirm proper heat rise        

  11. Adjust fan speed if required  

  12. Check chimney/venting for integrity and proper operation     

  13. Check blower fan integrity    

  14. Test fan belt tension / Clear condensate trap    

  15. Static pressure test        

  16. Perform amp test on blower motor, lubricate if required     

  17. Perform amp test on draft inducer motor, lube if required    

  18. Check pressure and safety limit switches      

  19. Check all electrical connections. Tighten where required

  20. Identify service switch and circuit breaker/ fuse

  21. Clean burner compartment (no removal of components)

  22. Confirm proper manifold gas pressure

  23. Adjust pilot if required / Check & clean flame sensor

  24. Inspect accessible ductwork for leakage
